Bespoke Garden RoomsBuilt for Year-Round UseAcross Suffolk & Essex
Fully insulated, fully wired, fully finished garden rooms — designed and built on site as a single fixed-price job. Office, studio, gym or guest space, ready in 6–10 weeks.
Professional garden room that holds its finish for decades, not seasons.
What it is
A garden room is a fully insulated, fully wired, fully finished outbuilding designed for year-round use. It is structurally and thermally a small house — engineered floor, breathable wall build-up, EPDM or membrane roof, double-glazed aluminium doors and full electrics — set on either ground screws, a piled raft or a concrete pad.
Who it is for
Sudbury, Long Melford and wider Suffolk and Essex homeowners who need extra usable floor area without the cost, planning and disruption of an extension. Most popular as home offices, gyms, art studios, treatment rooms and teenage living spaces.
When you need it
When you have outgrown your home but cannot or do not want to extend; when working from home has become permanent and you need separation; or when an existing shed or summerhouse can no longer be used in winter.
Why professional help matters
A proper garden room is built to the same standard as a house. Cheap kit builds with single-skin walls and softwood frames sweat in winter, overheat in summer, and rot at the base within five years. A correctly built room is a permanent, valuable addition to the property.
What happens when garden room is rushed, under-specified or done by the wrong trade.
The garden-room market is full of cheap online kits assembled in a weekend by two installers with a screw gun. They look identical on day one and unrecognisable five winters later.
Risks if ignored or done badly
- Condensation streaming down the inside of the windows from October to March because there is no vapour control.
- Soft, rotting timber base plates after the first wet winter on inadequate foundations.
- Roof leaks at junctions where flashing has been replaced by silicone and hope.
- Power tripping every time the kettle and a heater are on — undersized SWA cable from the house consumer unit.
- Loss of the room's value at sale because it cannot be evidenced as a quality build.
Common mistakes we fix
- Buying on the website price without comparing wall and roof build-up specifications.
- Skipping building regulations check on rooms over 30m² or those used for sleeping.
- Ignoring permitted development limits on height, position and percentage of garden cover.
- Choosing the cheapest electrician for the supply cable — it is a notifiable Part P installation.
A clear, predictable five-step process from first call to sign-off.

Honest Advice
If a cheaper or simpler option is right for you, we say so. We turn down work we can't do brilliantly.
How we approach garden room — materials, methods and the work behind the finish.
Every garden room we build is a one-off, designed around your plot, brief and budget. The build-up below is our standard specification — many builds add to it, none drop below it.
Materials we use
- Galvanised steel ground screws or insulated raft foundations sized to ground conditions.
- Treated C24 structural timber frame at 400mm centres with engineered floor cassette.
- 150mm PIR insulation in walls, 200mm in roof, 100mm in floor — full vapour-control layer.
- Cedar, larch, composite or rendered finishes externally — your choice, all on a vented rainscreen.
- EPDM single-ply rubber roof or fibreglass GRP, with full perimeter trim.
- Aluminium-framed double-glazed slider or French doors with low-threshold detail.
Methods we follow
- Permitted Development check carried out before quoting, with planning advice if your design exceeds limits.
- Foundations engineered to actual ground conditions — clay, sand or made-up ground all treated differently.
- Cold bridges designed out at floor, wall and roof junctions.
- Full electrical installation with dedicated SWA supply, RCBO consumer unit and Part P certification.
- Underfloor heating, air-conditioning or wall-mounted heat pump options on every quote.

Do I need planning permission for a garden room in Suffolk?+
Most rooms under 2.5m to ridge, set 2m+ from boundaries, and not used for sleeping or business overnight, fall under Permitted Development. We check your plot against the rules before quoting and apply for planning if needed.
How much does a quality garden room cost?+
As a guide, a fully insulated, fully wired 4×3m office is typically £24,000–£32,000, and a 6×4m room with shower-room is £42,000–£60,000. Cheaper rooms exist online; their build-up does not.
How long does it take to build?+
From signed quote, typically 4–6 weeks for design and ordering, then 4–6 weeks on site. Total 8–12 weeks for most builds.
Can I use a garden room all year round?+
Yes — every room we build is insulated to current Building Reg U-values, with a vapour-control layer, double glazing and electric or air-source heating. Comfortable in February, comfortable in August.
Do I need foundations or can it sit on slabs?+
Anything over a small shed needs proper foundations. We use galvanised ground screws on most plots — fast, accurate, no dig spoil — or a concrete raft on poor ground.
Will a garden room add value to my house?+
A correctly built, regulation-quality room typically returns 1.5–2× its build cost in market value, particularly for buyers wanting home-office space. Cheap kit rooms add little or nothing.
Can I have plumbing for a WC or shower?+
Yes — we run waste, water and electrics from the house and install full WC or shower-rooms. Building Regs notification is required for these.
What guarantee do you offer on garden rooms?+
10-year workmanship guarantee on the structure, with manufacturer guarantees on glazing, roofing and electrics passed straight to you.
